It's what you've been waiting for your whole life, or at least since golf crossed the line from sport to lifestyle: A second home where you can tee it up to your heart's content. In the wake of a $75 billion boom in new golf developments since the early 1990s, there's plenty of product out there. And given the current state of the economy, it's a good time to shop -- prices are competitive, and real estate tends to hold its value better than stocks. But where to start?

  • We started by canvassing a select group of GOLF Magazine readers to find out what was important to them in the realm of second home living. We asked, in essence, "What matters most?" We found that as golfers you have your priorities in order: You're easily seduced by mild weather, beaming sun, and mown grass. Climate, in fact, was listed as the single most important factor in the choice of a second home destination, followed by access to good courses and cost/affordability.

    What follows is a second home shopping guide designed to help you figure out what's best for you and how to go about getting what you want based on your assets. MONEY Magazine, a sister publication, has put together a calculator to help you estimate your net worth and answer with as much accuracy as possible the burning question, "How Much Can I Afford?" And there's a sidebar of helpful Internet sites, as well.

    To provide a wide range of possibilities, the nation was divided into six geographic regions:

    Each region features sample communities at a range of price points. In addition to listings for homes, home sites, and condos in these communities, an overview of second home options for leisure-oriented pre-retirees was attached to each region. For although many are sold on the notion of buying into a purpose-built golf development, others may feel more comfortable purchasing a home in a village or town convenient to top-notch public-access courses.
